How to tell if your popcorn ceiling contains asbestos...and is it dangerous

Many homes have that old crusty popcorn sprayed ceiling texture.  It was quite popular in the 50s-70s.  We got asked today about how to tell if it has asbestos, so we thought it would be good to address this.

You can't tell by looking at a popcorn ceiling if it contains asbestos.

Asbestos fibers are very small and cannot be detected by the naked eye.  And unlike lead which can be tested for with a small hand-held kit, there is no easy test for asbestos. A sample must be taken and sent off to a certified asbestos testing lab. If someone tells you (unless they are a testing company) they can come out and look at it and tell you, they aren't being honest.  There are DIY kits on the market, but most likely you'll want your test performed by a licensed asbestos inspector or testing lab.

Asbestos ceiling spray was banned by the US in 1977.

If your ceiling texture was applied prior to 1977, it most likely does contain asbestos, but not all ceiling texture manufacturers used it, so it may not.  The age of the ceiling is not a fool-proof indicator.

If left undisturbed, asbestos is not a health threat.

Unlike lead, mold, and some other toxins, the presence of asbestos is not necessarily a threat to your health.  Asbestos causes lung problems ONLY when the microscopic fibers are inhaled.  Scientifically it's called 'friable.' Those ceiling texture particles must get into the air first and then get breathed in.  Ceiling texture left in place (especially if it's been spray painted over a few times) won't hurt you.  But scraping that ceiling - even to take a sample - can. 

If your ceiling is in good shape and you're fine with the look of the texture, you are probably better off leaving it in place.

Spray your ceiling area down with water before you take a test sample.

Wetting the ceiling down will prevent those fibers from getting into the air and drifting about.  And it's the method we use when we remove popcorn ceiling texture, even if we know it's asbestos free. It keeps the dust to a minimum and it makes it much easier to remove.

Can I Power Wash My Own Siding?  Check with A Pro First

Fall has hit Bellingham; the leaves are dropping from the trees in my back yard, and the rains have begun.  That means the grass is turning green again, but it also means some fall maintenance is in order. 

If your siding is looking a little dusty after the summer, you may be thinking about power washing it to refresh its appearance.  Power washers (also called pressure washers) are just that - power.  If you haven't used one before, you may want to hire a professional to do it.  But if you plan on doing it yourself, first practice on something less likely to be damaged, such as a driveway.  Here are some other tips:

  • If you've got siding, check your warranty before turning on the water.  Not all siding stands up well to power washing.  In fact, if you've got LP Smartside on your home, using a power washer can void the warranty.  LP's care and maintenance instructions specifically say"Do not use a pressure washer."  Some thinner vinyl siding products don't hold up well to pressure washing either.
  • Before you start washing, inspect your siding for any loose areas.  Loose siding is damage waiting to happen; a shot from a power washer could dislodge it completely, possibly damaging the under structure. 
  • If your siding is painted, check for cracked or flaking paint.  Power washing will only loosen that paint further.  Damaged paint should be taken care of before winter, so if you do observe paint failure, we recommend you have a professional painting contractor take over at this point.

Michael - in response to your comment, first it depends on what type of siding you have, and second on what your goal is.  If you have vinyl siding you're simply trying to clean, you can get a good result by using the high pressure nozzle on your garden hose. But we recommend that you first pretreat with a product called Jomax. You can apply this with a garden sprayer - it will make it much easier to remove the grime with your hose.  

On the other hand, if you have wood siding, we do recommend power washing because soft washing is not as effective at removing embedded grime, and it takes longer.  Also, we power wash when we're trying to remove failed coatings. A pressure washer in the hands of a trained professional should not cause any damage.  Used by an amateur, on the other hand...
